2023 General Assessment Completed

My staff and I completed the 2023 General Assessment in November, 2023. Each neighborhood was reviewed and adjusted to bring the median level of assessments closer to 33 1/3% (one-third) of market value, as required by Illinois statute. Most neighborhoods required significant assessment increases, due to the strong real estate market during the past years.

The assessment roll was published in the Examiner on December 13, 2023, and assessment notices were mailed to all property owners. The final assessment appeal date was January 12, 2024. Appeal hearings were held during February and early March, and the final Board of Review decisions will be mailed in late April.

We are now working on the 2024 assessment cycle, which will be completed later this year. My staff and I are available throughout the year to review your property record and assessment with you.

Exemption Information
The amounts of the General and Senior Citizens Homestead Exemptions are increasing for the 2023 tax year, payable in 2024. The General Homestead Exemption will increase from $6,000 to $8,000, and the Senior Citizens Homestead Exemption will increase from $5,000 to $8,000.

The Supervisor of Assessments will mail applications for the Low-Income Senior Citizens Assessment Freeze Exemption in June. This exemption is available to Senior Citizens who will be 65 and older during 2024, who owned and occupied the home on January 1, 2023, and January 1, 2024, with total household income of $65,000 or less.

Applications will also be available in my office for new applicants at that time. Please call my office to schedule an appointment to complete your application. Please bring your 2023 SSA 1099 and Federal 1040 Forms. The deadline to apply for this exemption for 2024 is October 1, 2024.
