2022 Assessments

My staff and I have completed the 2022 assessments.  The Equalization Notice will be published in the Examiner newspapers on October 12, 2022. 

All properties in Wayne Township received an Equalization Factor of 1.0534 from the DuPage County Supervisor of Assessments, to bring the median level of assessments to 33 1/3% (one-third) of market value, as required by state statute.  The Equalization Factor does not increase taxes because it is uniformly applied to all properties in the township.

Individual assessments will be published and assessment notices will be mailed only to owners of properties that received assessment changes prior to the Equalization Factor.  

Your assessed value, multiplied by three, indicates the estimated market value of your property as of January 1, 2022, based on sales that occurred between 2019 and 2021

Market values in most neighborhoods in Wayne Township have increased during the past three years.  Please call my office at (630)231-8900 if you have questions about your 2022 assessed value.

The publication date is the start of the 30-day appeal period.  Appeals must be postmarked or hand-delivered to the DuPage County Board of Review, 421 N. County Farm Rd., Wheaton, IL  60187, by November 14, 2022.  You may visit the DuPage County Supervisor of Assessments Forms and Documents page to download an appeal form.

Appeals may be based on either market value or uniformity.  The Board of Review will not hear arguments related to the amount of the property tax bill.

In a market value appeal, the appellant must provide sales evidence from the previous three years that the market value indicated by the assessed value (the assessed value multiplied by three) exceeds the actual market value of the property as of January 1, 2022.  

In an appeal based on assessment uniformity, the appellant must provide evidence that demonstrates the subject property is not assessed uniformly with comparable properties, with similar features, in the Subject neighborhood.

I encourage property owners to contact my office prior to filing formal assessment appeals.  We will verify that the information on your property record card is accurate, and review the evidence you believe supports your claim of overvaluation.  After our review, if you still disagree with your assessed value, you will have the opportunity to file an appeal with the Board of Review. 

Property owners who recently purchased their properties, who have received letters from agents offering to represent them in assessment appeals should contact my office before signing agreements that commit them to paying these third parties for assessment reductions.
