2017 Assessments
My staff and I completed the 2017 assessments on October 18th.  The Equalization Notice will be published in the Examiner newspapers on November 1, 2017. 

All properties in Wayne Township received an equalization factor 1.0469 to bring the median level of assessments to 33 1/3% (one-third) of market value, as required by state statute.  In addition, each neighborhood was reviewed and some neighborhoods received additional adjustments to bring their levels of assessments closer to 33 1/3% of market value.

Your assessed value, multiplied by three, indicates the estimated market value of your property as of January 1, 2017, based on sales that occurred between 2014 and 2016.  Please call my office at (630)231-8900 if you have questions about your 2017 assessed value.

The publication date is the start of the 30-day appeal period.  Based on the estimated November 1, 2017, publication date, the appeal deadline will be December 1, 2017.  Please visit our website or Facebook page for the actual publication date and appeal deadline, which will be determined after publication of this newsletter. 

Appeals may be based on either market value or uniformity.  The Board of Review will not hear arguments related to the amount of the property tax bill.

In a market value appeal, the appellant must provide sales evidence from the previous three years that the market value indicated by the assessed value (the assessed value multiplied by three) exceeds the actual market value of the property as of January 1, 2017.  

In an appeal based on assessment uniformity, the appellant must provide evidence that demonstrates the subject property is not assessed uniformly with comparable properties, with similar features, in the Subject neighborhood.

I encourage property owners to contact my office prior to filing formal assessment appeals.  We will verify that the information on your property record card is correct, and review the evidence you believe supports your claim of overvaluation.  After our review, if you still disagree with your assessed value, you will have the opportunity to file an appeal with the Board of Review. 

Property owners who recently purchased their properties, who have received letters from agents offering to represent them in assessment appeals should contact my office before signing agreements that commit them to paying these third parties for assessment reductions.
